Due diligence is completed internally and with outside partners, ensuring compliance with the highest underwriting standards.  Vision undertakes the tasks below during the initial phase of development, adjusting the order according to the nuances of a property and/or local entitlement regulations.

  • Identify sites for new construction or existing buildings that have unrealized economic value
  • Conduct market research to confirm pro forma revenue and expense assumptions
  • Design buildings for the target market that add to the surrounding community fabric
  • Perform all environmental due diligence
  • Obtain entitlement and permits from all governing bodies
  • Apply for applicable tax credits and/or financial incentives
  • Secure equity funding and construction debt commitments
  • Hire sub-contractors for specific construction tasks
